Mold Inspection vs Mold Testing — What’s the Difference?

Mold Inspection
A mold inspection is a visual and investigative assessment of the property. We look for signs of moisture, water intrusion, musty odors, visible mold growth, humidity issues, and building conditions that may contribute to mold. We use tools such as moisture meters, hygrometers, and infrared thermal imaging to locate hidden moisture and map out potential problem areas.

Mold Testing
Mold testing analyzes the type and concentration of mold spores present in the air or on surfaces. Testing is useful when mold is suspected but not visible, when you need documentation for landlords/insurance, or when you want to understand indoor air quality. Samples are sent to an accredited laboratory and results are typically available within 24–48 hours, followed by a complimentary report walkthrough.

Most inspections include testing, but testing confirms what the eye cannot see.

Moisture Detection

Where we find mold, we find moisture. Using professional moisture meters, thermal imaging, and other diagnostic tools, we identify water intrusion, leaks, condensation issues, and humidity imbalances. Moisture is the root cause — locating it is key to solving the problem.

Infrared Thermal Imaging

We utilize FLIR infrared technology to detect temperature variations behind walls and other hidden areas. This non-invasive scan highlights moisture patterns that aren’t visible to the naked eye, allowing us to pinpoint problem zones and guide targeted testing or sampling.

Mold Sampling & Testing (When Needed)

If mold is visible or suspected, we may collect air or surface samples to determine mold species, spore levels, and overall indoor air quality. Testing provides laboratory-confirmed results, helping you understand risk levels and necessary next steps.

Certified Mold Inspectors

All inspections are performed by a Certified Indoor Environmentalist (ACAC-CIE) trained in building science, moisture dynamics, HVAC behavior, and fungal ecology. Proper evaluation requires expertise — and we prioritize education, ongoing training, and experience in every assessment.
